Jaipur's wealthy are building differently now. Less status symbol, more lifestyle. We design and build homes that age into character — using materials, crafts, and concepts specific to Rajasthan.
Jaipur's real estate market has matured. The early 2000s villa sprawl — big houses on bigger plots with no design concept — is being replaced by intentional, concept-driven residences. Wealthy families in Jaipur increasingly choose design quality and material longevity over square footage.
This shift is happening because Jaipur's demographic is evolving. Successful business families, hospitality entrepreneurs, and retired executives are building homes for 20+ year occupancy. They care about how the home ages, how light moves through it seasonally, and how materials weather in Jaipur's intense sun and monsoon.
We've built 8 residential projects in Jaipur and the surrounding Rajasthan belt — from the City Palace environs to the emerging farmhouse belt toward Manesar. We understand Jaipur's bylaws, the best craftspeople and suppliers, how to source materials that hold up in the desert heat, and which designers are worth the investment.
Jaipur's climate is extreme — 45°C+ summers, dry air, intense UV, and erratic monsoons. Most luxury homes fail because they're designed for aesthetics, not for this climate.
Every Koncept home is designed around five principles: material selection, orientation, outdoor living, water management, and craft integration. The result is a home that performs as beautifully as it looks — for decades.

Architect-designed homes within Jaipur's established neighborhoods (Malviya Nagar, Civil Lines, C-Scheme). Emphasis on material sophistication, indoor-outdoor flow, and smart systems.
Multi-acre properties on Jaipur's farmhouse belt (toward Manesar, Sohna) combining luxury living with land and working agricultural components. Pools, guest quarters, orchards.
Hydroponic integration guideRestoring and reimagining heritage properties in old Jaipur, blending traditional Rajasthani craftsmanship with contemporary living.
Custom-built homes around a specific lifestyle — artist studios, collector homes, wellness retreats. One-of-a-kind design concepts.
Italian marble, Jodhpur sandstone, teak and sheesham, brass/bronze hardware (aluminum corrodes). Every choice tied to durability in desert heat.
Homes oriented to minimize afternoon sun exposure. Cross-ventilation, courtyards, and water features for passive cooling — cutting AC dependence 30–40%.
Jaipur's winter (Oct–Mar) is perfect for outdoor life. Courtyards, pavilions, terraces designed to make the home livable 8 months a year.
Rainwater harvesting, groundwater testing, and recycling systems built in. We design for drought resilience.
Jaipur's stone carvers, marble workers, and tile artisans built into the design. Unique character. Local skills supported.
Week 1–2. Walk the land, assess orientation, soil, water table, views, and bylaws. Then understand lifestyle, use, and material preferences.
Week 3–6. Design narrative specific to your land, lifestyle, and Jaipur's context. You approve concept before detailed design begins.
Week 7–12. Floor plans, elevations, palettes, landscape — with your input. Material sourcing begins (international items: 8–12 week lead time).
Parallel. All JUDA approvals, building permits, and compliance handled by us. Jaipur's process is well-established.
Month 6–16. Phased: foundation, structure, MEP, interiors, finishes, landscape. Monthly progress reports and site photos.
Final 2–3 months. Kitchens, wardrobes, flooring, paint, furniture installation. Handover includes as-built drawings, warranties, manuals.
We'll visit your land, discuss your vision, and develop a preliminary concept with cost and timeline — everything you need to move forward with confidence.
